STATEMENT

After examining the site, it is understandable that this area of land remained undeveloped for numerous years. A busy

railroad, with an around-the-clock schedule, borders one edge of this daunting site while an interstate highway wraps
along the other ultimately intersecting with the railroad. However—despite the site’s challenges—it is nonetheless a

prime infill location due to its proximity to Downtown Sacramento. One side will take access underneath the railroad,

where dikes will provide added insurance against floods should the American River swell beyond its banks towards
Downtown Sacramento. The other site access will cross 1-80, heading east. In order to infuse the site with a unique

“sense of place,” a variety of detached housing types and an attached solution are being implemented to reach varied

market demands and further establish the site, contributing to an overall density of 10 DU/Ac. The housing forms
respond to the edge conditions by creating a sound wall as part of the homes and focus the site inward. A central park

anchors the community while responding to the strongly gridded street pattern of the preexisting neighborhood.
