BEST ARCHITECTURAL DESIGN
OF A SFD HOME UNDER 2,000 SF
GOLD AWARD
Target market: Entry level/First time buyers
Special constraints with the parcel:
1. Narrow lots and lack of outdoor space put more need and emphasis on common
outdoor areas.
2. With the close proximity of neighbors, privacy was an issue, so we concentrated
window opening to the front and rear of the home.
Design challenges/how they were solved:
1. Lack of outdoor space was number one – we used reciprocal use easements to
borrow side yards from neighbors in order to create one usable side yard per home.
2. With the large number of 3-story row towns, we faced the challenge of creating a
livable community without becoming repetitious. The variety of styles and colors
really help break up the street scenes.
Floorplan successes:
1. Created zones by floor to allow for communal and private spaces.
